The 2024 OBC came into effect in January 2025, and residential construction in Ontario has entered a new chapter. For many, Codes and Rules sound like red tape, but for us, it’s a foundation for a better lifestyle.
With over 12 years of experience as a Municipal Building Official, I’m leveraging that knowledge to ensure your custom design is as inspired as it is compliant.
Here is how we are bridging the gap between technical requirements and beautiful, livable spaces.
Biophilic Design: More Than Just Houseplants
Muskoka winters are long, and I often hear from clients who want to “bring the outside in”. Biophilic design is about more than plants, it’s about strategic placement.
We prioritize well-placed windows that bring in natural light to your spaces, boosting mental well-being and giving your greenery a place to thrive. The challenge is balancing that desired aesthetic with the OBC’s specific window and spatial restrictions.
By layering in elements of natural wood and stone, we anchor the home in warmth and character, making every room feel like a breath of fresh air.
Stair Design: A Step Above
In a custom home, stairs are more than a transition between floors.
We design stairs that feel open and interconnected, using wooden treads and guards made of wood/glass or metal to create a statement piece that anchors the stairs in the home.
The 2024 OBC introduced changes to stair geometry and tread identification.
These updates are for safety and ease of use and integrate accessibility.
The Healthy Home: Beyond the Invisible
A truly beautiful home must also be a healthy one. Two of the most critical features aren’t seen, Radon protection and air quality.
- Radon Rough-in Protection: Now a requirement for all new Ontario homes and cottages, this ensures that soil gases are safely vented out from under your crawlspace / basement floor.
- Heat Recovery Ventilation (HRV): Required for any home occupied in the winter, an HRV system allows your home to “breathe.” It swaps stale indoor air for fresh outdoor air without losing your heat, ensuring your indoor environment stays fresh and healthy during long winter months.
